Flatmates & rooms in DLF Phase 3, Gurgaon

DLF Phase 3 is the closest residential pocket to Cyber City, and it exists almost entirely to serve it. Housing is overwhelmingly independent builder floors rather than gated societies, which makes rooms cheaper and easier to find than the postcode suggests, but also means you are renting from an individual owner with far less institutional structure around the arrangement.

We don’t have verified rent data for DLF Phase 3 yet

We could publish an estimate. We won’t. Every rent and deposit figure on this site is drawn from at least 5 real listings and carries the month it was collected, so you can judge it for yourself. Until we have that for DLF Phase 3, there is nothing here worth reading.

Fieldwork for this area is in progress. If you live here, you already know more than any listings portal does — tell us what you pay and we will use it.

What living in DLF Phase 3 is actually like

This is a working neighbourhood rather than a lifestyle one. Lanes are narrow, parking is contested, and the buildings predate almost everything on the Extension corridor. What you buy with that is proximity: for many residents the office is a ten-minute walk or a very short auto ride, which in Gurgaon terms is close to unheard of. The tenant population turns over fast and skews young — heavy on first-job arrivals who have knowingly traded square footage and facilities for time. Expect the rhythm of an office district after dark rather than a residential one: shutters down early on the inner lanes, and most weekend activity happening a short ride away rather than at your doorstep.

What kind of housing you’ll find

Independent builder floors, typically one flat per floor across three or four storeys, plus a substantial number of PG conversions aimed at Cyber City workers. Gated societies are rare here. Lifts are not guaranteed in older buildings.

What to check before you rent in DLF Phase 3

  • Ask which floor and whether the building has a lift. Walk-ups are common in Phase 3 and a fourth-floor room with no lift is priced differently for a reason.

  • Parking is genuinely scarce on the inner lanes. If you own a car, confirm a dedicated space in writing rather than assuming street parking will work.

  • Because you are usually renting from an individual owner rather than a departing tenant, ask directly how the security deposit will be returned and on what timeline.

  • Check the water arrangement. Older builder floors here often rely on a shared underground tank with a fixed daily supply window.

Common questions about DLF Phase 3

Can you walk to Cyber City from DLF Phase 3?

From much of Phase 3, yes — that is the main reason people live here. From the outer lanes it is a short auto or cab ride instead. Confirm the specific address rather than trusting the area name, because the walkability varies considerably across the phase.

Is DLF Phase 3 cheaper than the Golf Course Extension sectors?

Generally the housing stock here is older and less amenity-heavy, which tends to be reflected in what you pay for an equivalent room. You are trading a gym, a pool and a gate for a much shorter commute. We publish verified rent ranges per area as we collect them.

Are there gated societies in DLF Phase 3?

Very few. If a gated society with amenities is what you want, Phase 5, the Extension road sectors or the Sohna Road townships will serve you much better. Phase 3 is builder-floor territory.

What are the downsides of living in DLF Phase 3?

Congestion and age. Inner lanes were never designed for the vehicle density they now carry, so parking disputes are routine and getting a cab to your exact door during office hours can be slow. Buildings are older, which shows up as walk-ups, patchy lift coverage and shared water tanks. People accept all of it for the commute, and if the commute is not your priority the trade stops making sense.
